Up next, let’s talk water.

CHAPTER 12

water

As builders, we try to think like water. That means carefully managing water from both interior and exterior perspectives and controlling its paths into and out of a home.

It takes only a few inches of rushing water across a road to lift a 2,000-pound truck and carry it downstream. Given the extreme force of water, imagine what a home endures when it rains. Water has tremendous power.

For example, consider a home with a 10,000-square-foot roof area. Three inches of rain will produce over 300 gallons per minute (that’s over 18,000 gallons per hour). That’s the liquid equivalent of more than two semitruck tanker loads. Properly diverting that much water every minute requires careful consideration, even before breaking ground.

From the pitch of the roof to the grade of the land, your home’s exterior water control systems must work harmoniously to ensure the inside of the home stays dry. Thorough planning during the early part of the design phase is integral to getting water control right the first time. We already covered exterior water control in previous chapters, so now we’ll focus on water management inside the home.
